This luxury and brand new 5 bedroom, 3 storey villa is located in a prime, central location, just a few minutes walk to the popular Protaras strip, the closest beach and the vast selection of bars, restaurants and shops that Protaras has to offer. The villa is newly built and fully equipped with new and contemporary furniture and fittings to ensure a comfortable stay.

As you enter the villa, you will find the spacious, open-plan living room, kitchen and dining area, all surrounded by large bi-fold patio doors leading to the garden and pool. The living room features a comfortable corner sofa, widescreen Smart TV with satellite channels and Wi-Fi connection. The dining area has a table and chairs to seat 10 people and the kitchen is fully equipped with all appliances and utensils needed for an enjoyable self-catering stay.
You will also find one of the bathrooms with shower and WC on this floor

Upstairs, you will find three of the bedrooms, one double and two twin bedrooms. The master bedroom has an en suite bathroom with shower and WC.
The main family bathroom with shower and WC is also on this floor

This villa offers the extra luxury of a roof terrace with seating area overlooking the sea views that can be accessed from the first floor

Downstairs, on the lower ground floor level which is accessed from the living room, you will find the two remaining bedrooms, one double and one twin that offer a shared veranda.
There is another bathroom on this floor with a shower and WC, a small utility area and a full sized football table.

Outside, the beautiful and sizeable garden offers a barbecue, work-top and sink area, outside shower, a generous-sized shaded dining area with seating for 10 people, an extra seating area with comfortable sofas, sunloungers and the large, private pool, ideal for those hot days lazing in the Cyprus sun. There is also the option of pool heating for an extra daily charge of 60 Euros.

Area Description
The cosmopolitan resort of Protaras has quickly become one of the most popular tourist destinations in Cyprus in recent years. The resort has a lot to offer to visitors of all ages and is mainly geared towards families and those wanting to enjoy a sun-filled beach holiday. Along with a number of quality hotels, the resort boasts numerous luxury rental villas and apartments, which are located throughout the resort area within easy reach of all the resort has to offer. A wide selection of friendly restaurants, local tavernas, bars and cafes are open throughout the summer months offering something to suit all tastes. Enjoy a cocktail and a candlelit dinner at one of the many seafront restaurants or party until the early hours on the resort’s main central strip. A newly built seafront promenade connects Protaras to the neighbouring resort of Pernera and is an excellent way to view the rugged coastline and visit the numerous sandy beaches that both resorts offer. A day at the famous Fig-Tree bay is definitely recommended whether you want to just laze in the sun or spend the day swimming in the clear waters of the Mediterranean. The more lively resort of Ayia Napa with its famous nightlife Square is just a 10 minute drive away if you want to enjoy the many nightclubs it has to offer.

Directions
Address: Dionysou 84, Elite Pearl, House 14, 5295, Protaras
1. Follow signs for Nicosia/Limassol from Larnaca airport.
2. Once you see signs for Ayia Napa/Paralimni follow these for approximately 50km
3. At the end of the motorway at the large roundabout, take the exit for Protaras
4. Pass straight over the next roundabout and at the 3^rd roundabout where you see McDonalds in front of you, take the second exit towards Protaras.
5. Go straight across the next roundabout and then at the end of the road take a right at the T junction traffic lights.
6. Follow the road for approximately 2 km passing through 2 sets of traffic lights
7. Approximately 300 metres after the traffic lights, turn right at the Red Indian Diner restaurant, Flokkas Restaurant is on your right as you turn (if you get to a 3^rd set of lights, you have gone too far).
8. Follow this road for approximately 1km passing Cots 4 Tots nursery on your right, continue straight until you see the new Colours Development on your right, pass here and your complex entrance is the second one on the right-hand side. There is a sign outside the villa complex which writes Elite Pearl Villas, this is a narrow entrance which looks like a pathway.
9. Villa number 14, is the last villa on the right

We had a wonderful family holiday at one of these lovely villas. The were situated 10/15 minute walk to the beach and resort for shopping and restaurants but were in a residential area so it was quiet at night.
The modern villa was fully equipped with everything you might need and there was an option to heat the swimming pool.
Protaras is a lovely family resort with fantastic safe beaches and plenty of water sports. There are numerous restaurants to choose from offering different types of cuisine.
We booked the holiday through IVR Imagine Villa Rentals and I can’t rate them highly enough. Every query prior to our holiday was answered promptly. They booked us a taxi transfer to and from the airport. Driving instructions and information about the villa and surrounding area was provided beforehand. The Rep visited the day after we arrived and dealt with the small problem we had immediately. I wouldn’t hesitate to use this company again.
All in all a fantastic family holiday.

Really enjoyed our stay at the villa in Protaras, Cyprus during Christmas 2023. The villa was amazing and exactly has the pictures show. we opted for the pool to be heated as a previous stay at another villa we couldn't enjoy the pool because it was to cold. This time the children really enjoyed pool and the weather was lovely and hot. Our transfer driver Costas, was amazing and took us shopping and on excursions, we have made a friend for life. Didn't hear from our hosts during the stay but we didn't need to call them as every thing was fine and no issues. They were building a garden area while we were there and this will add extra beauty to the area 😁. This is our 2nd time using air bnb to Cyprus and we have never been disappointed.
