This modern and luxurious villa is located in the popular resort area of Kapparis and is just a 5 minute walk to the beach and to a good selection of bars,restaurants and shops.The villa is newly built and fully equipped with brand new furniture and fittings to ensure a very comfortable stay.

The ground floor features an open plan living, dining and kitchen area. The living room has a comfortable sofa, widescreen TV with satellite channels, DVD player and WI-FI connection. The modern kitchen is fitted with modern day appliances and features a granite breakfast bar. The dining area comfortable seats 6 persons. There is also a WC on the ground floor.

Upstairs the villa has 2 double bedrooms, 1 of which has an en-suite shower room, and 1 twin bedroom, all with fitted wardrobes, bedside cabinets and balcony. There is also a family bathroom which has a bathtub with overhead shower and WC

Outside you will find the spacious garden and pool area, with plenty of daytime sun. There is a BBQ and sink area located to the side of the villa, ideal for outside summer dining. There are plenty of sun loungers, a pool shower and a separate seating area. The driveway offers private parking for up to 2 cars.

Area Description
The resort area of Kapparis is located between the larger resort of Protaras and the main town of Paralimni. Whilst smaller than the neighbouring areas of Protaras and Pernera, it has become a popular destination for holidaymakers who want to be close to the sea and tourist amenities but also be able to relax on holiday in a quiet location. Kapparis has a number of local and international restaurants and bars and is popular for its clean and sandy coves and beaches which are especially suitable for families with small children. The three main beaches are Fireman’s Beach, Malama Beach and Ayia Triada Beach. Each one is picturesque in its own way, with shallow, clean waters and soft sand. Sun loungers and umbrellas are available for rent at each beach with a selection of food and drink facilities within easy reach. For those who want to explore the area, car hire is readily available or why not make use of the local bus service which passes frequently from the outskirts of Kapparis into the nearby resorts of Pernera, Protaras and Ayia Napa during the summer months. Paralimni and a good range of shops and supermarkets can also be easily reached by bus. If you’re looking for a relaxing holiday with a chilled atmosphere, Kapparis is a great destination

We made this booking at very short notice, and from the very first contact, we received responses to our questions almost immediately from Zoe. We contacted Zoe a few times in the first couple of days, and every time her response was immediate and if we required any help, she organised it straight away. We asked for a couple of lamps as the property was new it had no low power lighting. that morning we had 2 lamps delivered and installed in the bedrooms. The Villa is beautiful but brand new, so there is still a bit of building work going on at neighbouring Villas. This looked like it was almost finished and should not last much longer. The pool is lovely. The open plan feel of the ground floor makes it a pleasure to open up the doors and stay by the pool. The kitchen has a large fridge freezer, toaster, kettle and oven, so it's easy to self cater. There is a BBQ available and a local supermarket that you can walk to or a larger one reasonably close by. There are several restaurants and bars that you can walk to, but the main town of Protaras is a few km away. The beach there is fantastic, with clear water and plenty to see and do. All in all, this would make a really comfortable base for any family to stay without being on top of the main town in the summer.
