This stunning and luxurious villa is located in the popular resort area of Kapparis and is just a 5 minute walk to the beach and to a vast selection of bars, restaurants and shops. The villa is newly built and fully equipped with brand new furniture and fittings to ensure a comfortable and perfect self-catering stay.

As you walk in to the villa, you will find the open-plan living room, kitchen and dining area. The living room has comfortable sofas, widescreen TV with satellite channels and Wi-Fi connection. The dining area has seating for 8 persons and the modern kitchen is fully equipped with all appliances you need for your self-catering stay as well as a breakfast bar which has seating for an extra 4 persons. The ground floor is surrounded by large patio doors which lead you to the garden and pool area.
There is a bathroom with a shower and WC on this floor.

Upstairs, you will find the three bedrooms, all of which offer stunning sea views. The master bedroom has an en suite bathroom with a shower and WC and a double bed. Bedroom 2 and 3 have single beds. All bedrooms have fitted wardrobes and bedside cabinets. The main family bathroom is also on this floor with shower and WC.

Outside, in the spacious garden, you will find a barbecue area with a worktop for extra space, outside seating area, sun loungers and large private pool with Roman steps leading into it.

The ideal 5 star villa, in a peaceful location, yet close to the beach, perfect for families or friends looking for a relaxing and tranquil break.

Area Description
The resort area of Kapparis is located between the larger resort of Protaras and the main town of Paralimni. Whilst smaller than the neighbouring areas of Protaras and Pernera, it has become a popular destination for holidaymakers who want to be close to the sea and tourist amenities but also be able to relax on holiday in a quiet location. Kapparis has a number of local and international restaurants and bars and is popular for its clean and sandy coves and beaches which are especially suitable for families with small children. The three main beaches are Fireman’s Beach, Malama Beach and Ayia Triada Beach. Each one is picturesque in its own way, with shallow, clean waters and soft sand. Sun loungers and umbrellas are available for rent at each beach with a selection of food and drink facilities within easy reach. For those who want to explore the area, car hire is readily available or why not make use of the local bus service which passes frequently from the outskirts of Kapparis into the nearby resorts of Pernera, Protaras and Ayia Napa during the summer months. Paralimni and a good range of shops and supermarkets can also be easily reached by bus. If you’re looking for a relaxing holiday with a chilled atmosphere, Kapparis is a great destination

The villa was Immaculate , the pool was large enough u could enjoy it , couple of mins from a beach set in a cove , the water was nice and still and water sports if u wanted , less then 20 mins from Ayia Napa bars and Restaurants everywhere you went, perfect place to relax , will definitely be back again the agents for the villa were the best , nothing was too much

The villa is stunning and I would recommend it wholeheartedly. There are two lovely beaches within five minutes walk of the villa and a handful of bars and restaurants close by. Slightly further (ten minute drive) are more places to eat and drink and the Metro supermarket is a few minutes in a car. Here you will find everything you need and at a reasonable price too. We had a bbq most days for lunch and we simply loaded the dishwasher and got on with relaxing. We were impressed that at our late time of arrival we had been left bread, milk, tea, coffee and spreads - a thoughtful touch. We stayed two weeks and the villa was cleaned and linen changed at the end of week one. We had a late flight home and pre-booked a late checkout with Zoe in advance. You do need to take your own pool/beach towels and the pool in the villa is a good size. There is an outside shower which is handy; as is the washing machine. There is an airer outside to dry washing and pegs are provided. The air conditioning throughout is excellent. I hope this is a helpful review and that if you do choose to book, that you enjoy it as much as we did.
